THE SELLER’S PERSPECTIVE
What goes into a cash offer?
Start with three things: what similar homes nearby have sold for, the condition of your house, and the work it needs. A dated kitchen is different from a leaking roof or a failing heating system. Ask the buyer to explain how those differences affected the offer.
A buyer may also account for taxes, insurance, utilities, and the costs and risks of repairing and reselling the property. Two homes on the same street can receive different offers. A statewide average or online estimate is only a starting point—not an explanation of your home’s value.
Work out what you would take home
The offer price is not necessarily the amount you receive. Subtract your mortgage payoff, any liens that must be paid, and your share of taxes, fees, and closing costs. Ask for an itemized estimate rather than guessing.
For example, a $250,000 offer minus a $140,000 mortgage payoff and $5,000 in seller-paid costs would leave $105,000 before any other obligations or taxes. These are illustration figures, not an estimate for your property. Your lender’s payoff amount may differ from the balance shown on your statement.
Ask these questions before accepting
Can the price change after an inspection?
What allows either side to cancel?
Who pays each closing cost?
Is the buyer purchasing directly or allowed to assign the contract?
What evidence of available funds can the buyer provide?
Get the answers in writing. If a promise about repairs, fees, belongings, or your moving date matters, it belongs in the agreement. A cash offer still needs careful review.
Your next step
Write down the property issues you know about and the date you would prefer to move. When you request an offer from Lemon House, use those details to discuss your situation and ask what the proposed terms would mean for you. You can ask questions before deciding.
